Leasing is underway at The Rowley, Houston-based developer Hines’ newest addition to its Clari Park mixed-use neighborhood in Murfreesboro, Tennessee, located about 35 miles southeast from downtown Nashville, according to a news release shared with Multifamily Dive.
The 11.4-acre site consists of three residential buildings arranged in a rough triangular shape, separated by green courtyards. Both the interior and exterior share a bright color palette and modern, angular design aesthetics.
Units at The Rowley range from one to three bedrooms and include 9-foot ceilings, kitchen islands, quartz countertops and large balconies. The property also offers 17 private micro office suites for hybrid and remote workers, available to rent for $630 to $1,184 per month.

Indoor amenities include a two-story clubroom, a bar and sports simulator, entertainment lounge, private conference rooms, a podcast room, a coworking lounge and a fitness center. Outside, the property offers a central lawn for social gatherings and events, a pool and cabanas, a zen garden, an outdoor yoga lawn, relaxation zones and a dog park and spa. Surface and garage parking are both available for residents.
Murfreesboro is Nashville’s fastest-growing submarket, according to the release, and was ranked by SmartAsset as the third-fastest growing city in the U.S. in 2022, owing to its job and population expansion. Major nearby employers include Amazon, Bridgestone, Deloitte, Nissan North America, Asurion and Middle Tennessee University, the state’s second-largest university.
Local attractions include the 570-acre Stones River National Battlefield park, The Avenue Murfreesboro outdoor shopping center and Discovery Center at Murfree Spring, an interactive children's museum.
In addition to The Rowley, the 78-acre Clari Park development — itself a smaller part of the Hines Clari Park master-planned community — includes for-sale housing and an internal network of parks. The site puts residents within walking distance of over 100 shops, restaurants and entertainment venues, according to the release, including CAVA, Drake’s, In-N-Out Burger, Raising Canes, Main Event and a Marriott hotel.
“There is robust demand for housing in the suburbs of Nashville that delivers a differentiated amenity program and walkable lifestyle,” said Kevin Jund, director at Hines, in the release. “Renters, homebuyers and commercial users alike are all looking for the same thing — a great suburban location with a unique sense of place, and convenient walkable access to dining, shops and entertainment.”
