Keeping clean

Select varieties of GAF’s EverGuard TPO commercial roofing membranes are now available with the manufacturer’s MembraneShield Temporary Dirt-Blocking Film, designed to keep the membranes clean during the installation process. The factory-applied film provides protection from dirt, footprints, equipment tracks and wind-blown spray, according to information shared with Multifamily Dive.
The film is designed to stay in place for up to 90 days during installation, and peels off easily once the job is complete, according to the manufacturer.
Going up

The Schindler 5000 is a machine-room-less elevator system made for commercial spaces, offering a taller car and a larger entrance than the manufacturer’s previous MRL models. The elevator has a load capacity of up to 5,000 pounds and travels up to 350 feet per minute.
The system consolidates the elevator’s control, inspection and test panel, transfer switch, smart connectivity hub and electrical disconnect into one assembly and features a 70% smaller motor and traction sheaves compared to other systems, according to the manufacturer. The regenerative drive system reduces energy consumption, and an onboard sleep mode allows the elevator to conserve power when not in use.
Doorbell integration

Kwikset’s Halo Wi-Fi smart locks may now be integrated with the DoorBird app and access control system, which incorporates a call button, RFID reader and voice and video call capabilities.
Users can now remotely unlock their Kwikset locks through the DoorBird app from anywhere, without having to toggle between applications, according to information Kwikset shared with Multifamily Dive. The DoorBird API also offers integrations with various door strikes, door chimes, home servers and building hubs, according to the manufacturer’s website.
Residential design

Elkay’s Liv EZ Built-in Filtered Water Dispenser is a more compact edition of its commercial water filler, designed for use in the home. The console may be installed wherever a water line is available and runs on only three AA batteries, according to a press release shared with Multifamily Dive.
The dispenser is made of tempered glass and stainless steel, and is available in three finishes — black, white and steel gray. The filter lasts up to a year and is certified to reduce PFOA/PFOS, lead, microplastics, cysts, Class I particulate and chlorine taste and odor in the filtered water. A display on the system records how many plastic bottles have been saved through the use of the device.
