Houston-based developer Vero Sade has started leasing its first two ground-up residential developments: Us 1604 and Us Cibolo, both in the San Antonio metro area.
Us 1604, a 444-unit, four-story property in San Antonio’s North Loop neighborhood, is located within 15 minutes of the San Antonio International Airport. Us Cibolo is a three-story, 288-unit property north of Cibolo Commons, a retail center in Cibolo, Texas, a northeast suburb of San Antonio. Both properties feature a modern design aesthetic with an exterior color palette of light wood and black framing on a bright white base.
The San Antonio area is home to over 400 headquarters and major operations centers, including H-E-B, USAA and the Methodist Healthcare System, as well as the Joint Base San Antonio military installation, according to the Greater SATX Regional Economic Partnership. Its population grew by over 100,000 residents between 2010 and 2020, according to the U.S. Census, and its average rent stands at $1,090 per month, 29% lower than the national average, according to Apartments.com data.
“San Antonio is a community-minded and family-oriented city and among the largest and fastest-growing metros in the U.S. with an increasingly strong labor market,” Dan Bassichis, co-founder of Vero Sade, said in the release.
Both properties are in Vero Sade’s Us Living brand, a high-end residential and short-term rental concept modeled around the look and feel of private clubs, according to the developer’s website. Residential programming at the properties includes food and beverage events, seasonal community gatherings and health and wellness classes.
Units at both developments range from one to three bedrooms, with an average size of just under 1,000 square feet. The apartments’ oversized windows and longer, shallower floor plans allow for maximum natural light penetration, according to the release. Each unit has a patio or private yard, averaging 150 square feet, and features stainless steel appliances, light wood cabinets, in-unit laundry and fiber internet.
Amenity spaces, contained in a 12,000-square-foot clubhouse at each development, include media rooms, a grab-and-go café, private dining rooms, bar spaces, coworking spaces and a resort-style pool. A 4,500-square-foot indoor-outdoor fitness center offers weekly classes, as well as a yoga studio. Additional amenities include pickleball courts, jogging and bike paths, car wash stations, a dog park and wash station, and electric vehicle chargers.
San Antonio-based Kairoi Residential is managing both properties. Us 1604 also offers short-term leases in single-month increments, starting at two months minimum, according to the property’s Apartments.com listing.
Vero Sade, founded in 2021, is building a Texas-based portfolio with properties in Dallas, Houston and San Antonio, with the potential to expand across the Sun Belt, according to the release.
The company has two other properties, both acquired from other owners: Us Bayou Park in Houston, a 404-unit property renovated between 2021 and 2023, and 3700M in Dallas, renovated between 2022 and 2024, according to the company website. With the opening of its newest properties, Vero Sade will have a total of 1,157 units in its portfolio.
