Maintenance central
Workflow technology provider HappyCo has launched its new Centralized Management platform, which makes use of the company’s artificial intelligence program, JoyAI, to optimize and automate scheduling, technician management, inventory and resident communications on a 24/7 basis.
The platform’s features include auto-assignment of tasks to onsite and remote technicians based on skills and location, as well as auto-enrichment of work orders with details and category markers. It also provides real-time updates to residents about their maintenance requests and makes recommendations for inventory spending based on work order data.
Smart coffee service
The SipWithMe coffee machine service by WithMe provides coffee on demand for residents, either free within limits or paid via online checkout, depending on the agreement with the multifamily provider. The machines provide a choice of over 20 beverages, made from locally sourced coffee beans roasted to order, and produce drinks within 60 seconds, according to the company website.
WithMe has partnered with local coffee providers to implement SipWithMe at apartment properties across multiple markets, most recently in Pittsburgh in partnership with The Coffee Tree Roasters.
Vacuum seal
Wausau, Wisconsin-based Kolbe Windows & Doors is partnering with Ypsilanti, Michigan-based glass maker LuxWall to offer vacuum-insulating glass in its window and door products. The VIG technology, known as Enthermal, incorporates a nearly airless space between two panes of glass, which allows the window to achieve insulation values similar to wall insulation, according to the manufacturer.
The glass is designed to reduce heat gain from the sun and heat loss from a warmed interior, leading to less energy consumption in the building. It will be available in select Kolbe products later this spring.
Fits like a glove
The Evök Collection x eRTA Cabinet by Makellos Cabinetry is a modern-style kitchen cabinet line that features the Threespine Core furniture assembly system by Välinge Innovation, according to information shared with Multifamily Dive. The interlocking arrangement allows the product to be assembled in less than a minute, and does not require tools, screws, nails or glue, according to the manufacturer.
The cabinets are made in the U.S. and are available in three design styles: Legacy, offered in four colors, and Essence and Dawn, available in two each.
