Atlanta-based real estate developer Portman is following up The Line, an office tower in Charlotte, North Carolina’s South End neighborhood, with an interconnected luxury apartment project situated near a future light rail stop. Pre-leasing at Linea is underway, and the first units are expected to come online in early 2025, according to a news release shared with Multifamily Dive.
The 24-story tower, designed by New York City-based S9 Architecture, consists of a three- to five-story brick facade podium below a gray-paneled upper structure with a series of stepped terraces. The residential and office buildings will be connected to one another via skybridge.
The unit mix includes studios and one-, two- and three-bedroom apartments, with 13 penthouse units on the top levels. Each is equipped with expansive windows — up to 8 feet in most apartments, according to the property website — as well as smart kitchen appliances, wood-style flooring and balconies in select units.
Amenities will include a 24/7 on-site team from Greenbelt, Maryland-based property manager Bozzuto; a fitness center with private fitness rooms, a rock climbing wall and wellness and personal fitness programs; a sun deck with a pool, lounge chairs, cabanas, grilling stations and outdoor dining spaces; a community floor with a lounge, entertainment room, game room and dining space; and a coworking space with treadmill walk stations and adjustable-height desks. A covered dog park with smart turf and grooming stations will also be available for residents’ pets.
Residents will have access to a custom property app, which they can use to pay rent, unlock doors, manage deliveries, RSVP for events, make maintenance requests and access perks from nearby businesses. Bozzuto’s team will also offer “away from home” services for renters, including cat care for up to three days, plant care and mail and package delivery.
On the ground level, the property will add over 18,000 square feet of retail and dining space on the Rail Trail, a 3.5-mile trail running along the LYNX light rail system’s Blue Line. Confirmed tenants include Night Swim Coffee, True Food Kitchen and BAR ONE Lounge, with more to come at a later date.
Once a mill district and now a center for tech employment, the South End neighborhood has seen strong residential growth and redevelopment over the last 20 years, starting in the early 2000s, according to the South End Municipal Services District. The area has more than doubled its apartment unit count in the last decade alone, going from 9,384 units in 2013 to 21,949 in 2023, according to RealPage.
